Step-by-step: How to diagnose yard drainage problems (before you pay for the wrong fix)
1) Identify the water source (rain, irrigation, or both)
If the wet spot shows up after sprinkler cycles, focus on surface saturation, irrigation timing (shorter cycles with soak time), and quick collection at low points. If it shows up after storms, look at roof runoff, downspouts, and hardscape flow paths.
2) Walk the property during a “wet moment”
The best time to troubleshoot is during rainfall or right after irrigation starts. Watch where water sheets off patios, collects along fence lines, or runs toward window wells.
3) Check downspouts and splash zones
Downspouts that dump near the foundation can overload soil right where you want it driest. Best-practice building guidance commonly recommends routing roof runoff to a sloping final grade at least 5 feet away from the foundation or to an underground catchment system at least 10 feet away (and not tied into the foundation drain). 4) Find low spots and “bowls”
A low spot can be subtle—often a depression near a gate, along a side yard, or where builders stockpiled and re-spread soil. If water sits for 24–48 hours, the yard needs a collection point (like a catch basin) and a discharge route.
5) Decide whether the fix is surface, subsurface, or both
If the problem is mostly runoff: think grading, swales, channel drains, and catch basins. If it’s seepage or constant saturation: French drains, foundation drainage, and sometimes a sump pump system are more appropriate.
